What is an EICR?

An Electrical Installation Condition Report (EICR) checks the safety and condition of the electrical installation within a property.

Who might need an EICR?

An EICR can be useful if you:

What does an EICR include?

The inspection assesses the condition and safety of the fixed electrical installation. This normally includes:

• Earthing and bonding arrangements
• Sockets, switches and lighting points
• Signs of damage, deterioration or overheating
• Testing to identify potential electrical safety issues

Some disruption is necessary while testing is carried out, including temporary interruptions to the electricity supply.

EICRs for landlords

Landlords in England must arrange for the electrical installations in their rented properties to be inspected and tested by a qualified person at least every five years, or sooner if specified in the previous report.

A copy of the report must also be supplied to the tenant in accordance with the applicable regulations.

Understanding your EICR

The report uses classification codes to explain any observations:

• C1 – Danger present: Immediate action is required.
• C2 – Potentially dangerous: Urgent remedial work is required.
• C3 – Improvement recommended: The installation could be improved, but this does not by itself make the report unsatisfactory.
• FI – Further investigation required: Additional investigation is needed to determine the extent of a possible problem.

What happens if work is required?

If defects are identified, you can request a separate quotation for the necessary remedial work. There is no obligation to have this work completed by DS Electrical.

Any immediate danger or particularly urgent issue will be clearly brought to your attention.

Preparing for your appointment

Please ensure there is clear access to the consumer unit, sockets, switches, lighting points and any garages or outbuildings included in the inspection.

It is also helpful to provide details of any known faults, previous electrical work or earlier inspection reports.
